2011 |
Three
protests of valuation were filed in 2011.
One protest
was agricultural property, one was residential, and one operating minerals.
The
agricultural property was a dry cropland quarter. Within his request for a reduction of value,
based upon his opinion that the value had increased too much since last year, the
owner stated there are 142 acres of cropland.
Only 126 acres were being assessed as cropland.
The
county assessor’s recommendation to the Board was to increase the value to
97,440 to accommodate the correct number of cropland acres.
The
Board increased the value from 95,070 to 97,440.
The
residential property was an old residential structure and land in the town of
The
points made during the hearing were that the structure is uninhabitable with no
electricity or plumbing and that some structural flaws exist in parts of the
floor. Counterpoints were made that the
owner purchased the property for $6,000 prior to the site being cleared of old
structures and debris and that the property is currently for sale for
$11,000. The property is valued
uniformly and equally to other residential properties in Max and other
The
county assessor recommended “no change”.
The Board denied the owner’s request for a valuation reduction to 3,000.
The
operating minerals protest was filed by an agent on behalf of the owner on June
30, 2011, claiming the “value is over market and value is unequal compared to
other properties”. The protest was
withdrawn, with no explanation, by the agent on July 6, 2011.
